  • You may copy and paste from your Reflection Summaries, and add more content as needed to meet the 5 sentences required for each area.
  • You must include headings for each paragraph or section; for example: Area 1 — Property Ownership and Land Use Controls and Regulations

Select from the following topics, which comprise the 7 areas of the real estate exam. You may re-use your Reflection Summary paragraphs from the appropriate chapters as noted. Use complete sentences (do not use bullet points). Areas of Knowledge 1 – 7 (see below) – ONE paragraph per Area – must use one textbook citation per paragraph. You may incorporate your Reflection Summaries into each area as appropriate, by chapter. In each sentence, insert actual knowledge you gained from the textbook.

CITATIONS

To insert citations with the textbook page number, it must follow this format: (<insert last name(s) of textbook author(s)>, <insert year textbook was published>, <insert page numbers>). If there are multiple pages, notice the formatting includes two p’s. Here are examples:

  • (Huber, 2019, p. 34)
  • (Huber, 2019, pp. 34-35)

Be sure to insert a period AFTER the citation, if it is at the end of a sentence. Here’s an example of paraphrasing:

  • There are four types of public government controls that affect property values (Huber, 2019, p. 34).

Remember to insert quotation marks if you are quoting word-for-word (verbatim) with the exact same words as the textbook author. Also, insert a comma before the ending quote mark. For example:

  • “A listing agreement usually authorizes the principal’s agent to use cooperating brokers,” (Huber, 2019, p. 23).

Real Estate Principles by Huber

Areas of Knowledge

This section summarizes the seven areas of knowledge that will be on the real estate exam. When I take the California State Department of Real Estate (DRE) exam, I will be prepared to pass each of the seven areas. This includes topics such as: ownership types, descriptions of property, deeds, contracts, and property management.

Area 1 — Property Ownership and Land Use Controls and Regulations

This first area of the real estate exam covers property ownership, as well as land use controls and regulations. Real property is legally defined with four criteria: “land, anything permanently attached or affixed to the land, anything incidental or appurtenant to the land, and anything immovable by law,” (Huber, 2019, p. 10). Besides the physical land, real estate ownership may include four other types of rights: airspace rights, mineral rights, riparian rights, and littoral rights (Huber, 2019, pp. 9-10). Both riparian rights and littoral rights involve water. The difference is that riparian refers to flowing water, such as a river, whereas littoral refers to standing water, such as a lake.

Area 2 – Laws of Agency and Fiduciary Duties

The second area…

… etc.
